Please read these terms carefully before booking your building inspection
By booking a building inspection with Inner West Property Inspections, you agree to these terms and conditions. Inspections can be booked via our website, by phone, or by email. A booking is confirmed once we have received your property details and agreed on an inspection time.
Cancellations made more than 24 hours before the scheduled inspection time will receive a full refund. Cancellations made within 24 hours of the inspection may incur a $150 cancellation fee to cover costs already incurred. No-shows will be charged the full inspection fee.
We reserve the right to reschedule inspections due to unsafe weather conditions, inability to gain access to the property, or other circumstances beyond our control. In such cases, we will offer an alternative appointment at no additional cost.
Our building inspections are conducted in accordance with Australian Standard AS 4349.1 (Inspection of Buildings). The inspection covers all accessible areas of the property at the time of inspection.

We do not move furniture, lift floor coverings, drill holes, or dismantle any part of the property. Our inspection is visual and non-invasive.
All reports are delivered within 24 hours of the inspection being completed. Reports are sent via email to the address provided at booking. It is your responsibility to ensure your email address is correct.
Reports remain the intellectual property of Inner West Property Inspections. You are granted a licence to use the report for your personal property purchase decision. The report may not be reproduced, distributed, or used for commercial purposes without our written consent.
We take all reasonable care in preparing reports, but we are not liable for any loss or damage arising from reliance on the report, except where such loss or damage is caused by our negligence.
Our pricing is fixed and transparent:
All prices include GST. Payment is required before the report is released. We accept credit card (via Square), bank transfer, or cash on the day of inspection.
For properties outside our standard service area (20km from Sydney CBD), a travel surcharge may apply. We will advise you of any surcharge before confirming your booking.
We will contact the real estate agent or property manager directly to arrange access. You must provide accurate contact details for the agent. If we are unable to gain access due to incorrect details or the agent not being available, a $150 rebooking fee may apply.
If the property is tenanted, we require the tenant to be notified in accordance with NSW tenancy laws. We are not responsible for ensuring proper tenant notification.
You are welcome to arrive at the end of the inspection and we can go through the findings together. Please arrive no earlier than 15 minutes before the scheduled end time. Attendance is not mandatory — our reports are comprehensive and well-photographed.
For safety reasons, we do not permit clients to access roofs, subfloors, or other hazardous areas during the inspection.

We collect personal information solely for the purpose of conducting your inspection and delivering your report. We do not sell or share your information with third parties except as necessary to arrange property access (e.g., contacting real estate agents).

These terms are governed by the laws of New South Wales, Australia. Any disputes will be resolved in the courts of New South Wales.
